The Depot at West Sedro Station is a five-story, residential mixed-use building that marks the first phase of a 16-acre development planned to include multiple mid-rise structures. It establishes both the architectural tone and urban rhythm for what’s to come.
Challenge
As the development’s first building, the project needed to balance two goals: setting a strong design precedent for the site while giving the ground-floor commercial space its own distinct identity. The owner wanted the retail frontage to stand out from the residential levels above, creating a welcoming and visible street presence.
Solution
SCR designed a structure with approximately 76 residential units above 8,400 square feet of ground-floor retail and parking for 127 vehicles. To visually distinguish the commercial level, the design introduces a continuous wood canopy and column façade that frames the storefronts and defines a sheltered pedestrian walkway, inviting activity and reinforcing the site’s Northwest character.
Materials + Craft
Glulam columns and a CLT canopy express warmth, craftsmanship, and regional identity—creating a cohesive yet visually distinctive base that sets the architectural tone for future phases of the development.
